Foreclosures are a great way to build a fortune from the real estate boom. What better can it get as foreclosures rates are the highest we have seen in the last 46 years.

You must use the concept of leverage and follow a strict plan in order to generate awesome profits in your real estate investment. Here are some techniques that can help you to get and profit from foreclosure properties.

Let’s say you locate a foreclosure property you would like to purchase. According to “comps” – appraisals of similar real estate – the house is worth $300,000, but the bank has the house on the market at a price of $250,000. After inspection by a contractor or inspector, you may determine that $20,000 in repairs will bring the property up to pristine condition.

At this point, many homebuyers will simply pass on the house, thinking that it is bad and would require too much effort. The investor recognizes the property as an opportunity to create equity in the property at little cost. A wise investor may use the technique of giving the selling bank a choice of two or three offers at one go.

The offers are presented to the bank whose job it is to get rid of the property thereby cutting losses to the bank. The loss-mitigation department of the bank is likely to accept an offer substantially below the asking price just to move the property.

The investor then acquires a mortgage from the bank for the accepted offer amount, uses a private lender to get the ten-percent down payment required, and immediately sells the property to another “flip” investor at the bank’s original asking price. The investor makes a significant profit without having to pay the appraised real estate value of the property.

Profiting from the coming foreclosure real estate boom is very possible. It just takes enthusiasm, dedication and attention to details.
